This is the part most EOFY sale pages skip. The discount is one reason to buy now. The tax treatment is the other.

For rental properties, the ATO generally treats fixture replacements differently depending on whether the work counts as a repair or a capital improvement. A like-for-like swap of a worn tap, a broken cistern or a leaking toilet on an existing rental is often treated differently to a full bathroom upgrade, which usually falls under capital works and depreciates over time. Bigger-ticket items like baths, vanities and hot water units typically sit on a depreciation schedule.

For businesses and commercial fitouts, the instant asset write-off rules can apply to eligible assets purchased and installed ready for use by June 30. Thresholds and eligibility shift year to year. The date the invoice falls and the date the goods are received both matter.

• The purchase and delivery generally need to fall inside this financial year for it to count this year

• Keep tax invoices and delivery confirmations together for your records

Shipping and delivery before June 30

Blue Leaf ships Australia-wide. Metro dispatch is generally quick once payment clears, with regional and remote deliveries running longer depending on the carrier.

If you're buying for tax timing, the date the goods are received matters as much as the order date. As a rule of thumb, order metro deliveries by mid-June and regional deliveries earlier than that to give freight enough room to land before June 30. Bulky items like baths and double vanities need more lead time again.
